Our Process

Six steps. Every deal. No shortcuts.

Sourcing

We see 200+ deals a year through our network and our own outbound work. Less than 1% make it past the first screen.

Underwriting

Every deal is modeled three ways: base case, downside, and "what would have to be true." If the downside doesn't hold up, the deal dies.

Diligence

Physical inspection, financial audit, legal review, market study. We walk every property. No exceptions.

Acquisition

Capital structure built to match the deal — not the other way around. Investors see the full pro forma before committing.

Operations

Hands-on asset management. We run weekly KPI reviews on every property and report to investors quarterly.

Exit

We sell when the market pays us a premium, not on a calendar. Hold periods are decisions, not deadlines.

Risk Management

We get paid to think about what could go wrong.

Real estate is forgiving when it works and unforgiving when it doesn't. Most losses come from things that were knowable — and ignored. These are the guardrails that keep us out of trouble.

  • Conservative leverage — typically [XX]% LTV or less
  • No floating-rate debt without a rate cap
  • Reserves on day one, not pulled together later
  • Insurance and tax growth modeled at 1.5x current rates
  • Exit cap rate underwritten 50–100bps above entry
  • No deal closes without a clear backup plan
